Buyer Services

 

Buying a home is most likely the largest purchase people will make in their lifetime.  It will have a significant impact on your lifestyle . . . and your finances.  A good Buyer's Agent is an absolute must due to the complexity of the process and can make the difference between a wonderful transaction and a nightmare.  There's no need to make mistakes because you don't know what to do.  Engage professional assistance!  My Buyer Representation includes professional services and support designed to culminate in a positive and satisfying real estate experience.  If necessary, this also includes education for my inexperienced or first-time buyers about the process, terminology, and what they should expect.

As your Buyer's Representative, I will:

v     Assist with satisfactory financing.  The first key to successful homebuying is being prepared with satisfactory, firm financing.  I can provide referrals to several lenders who work ethically and diligently to secure the right financing for the specific client.

 

v     Establish, in a detailed written property survey, your wants and needs for a home.  The survey organizes our search in a manner that is effective and assists in the decision-making process.  After determining your likes and dislikes, I'll present only properties that most closely fit your specifications within your price range.  This also means that I may need to detail reasons why you should not purchase a particular property.  The survey additionally documents any changes in your search parameters and is used to keep you on target!

 

v     Search for properties in the Multiple Listing Service (MLS), a database of properties listed for sale (which represents approximately 99% of available properties in a given market area) by REALTORS® for REALTORS® only.  A REALTOR® is a licensed real estate professional who is a member of the National Association of Realtors and is governed by their Code of Ethics.  If you like, a defined property search can be set up to send new property matches directly to your email address.  I also use other resources available to me to locate properties that match your defined criterion.

 

v     Arrange and accompanying all property showings.  All contact with prospective properties, the listing agents, and property owners is conducted through your buyer's agent to avoid inadvertent disclosure of personal and financial information or motivations that could erode your advantage as a buyer.

 

v     Prepare a Comparative Market Analysis (CMA).  This analysis will assist in estimating a prospective home's value in the market.   Using sales data of comparable properties from the last 12 months, we can make a decision whether a home is priced appropriately for the given market.  This analysis provides knowledge and negotiating power based on factual data.

 

v     Explain forms and agreements; write, present and negotiate the purchase offer.  This is what REALTORS® do best.  This is our area of expertise and where you want an experienced buyer's agent working on your behalf.  Writing the offer properly is the best step toward a successful outcome.  It's in the Purchase Offer that all subsequent activities and results of your transaction will be detailed.  A working understanding of the offer is critical for a Buyer's peace of mind.

 

v     Monitor and coordinate the transaction and subsequent activities.  After contract acceptance, there are many tasks to complete.  I keep track of the timeline for each contractual deadline and assist my clients in coordinating the activities associated with those deadlines:  home inspection and negotiation, insurance coverage, lender requirements and loan commitment, title company selection, etc.  I address all steps proactively to minimize delays and negative outcomes.

 

v     Manage the final details.  There are documents to gather from the seller's agent regarding municipal and/or utility inspections, repairs, warranties, etc.  The final walk-through is scheduled 1-2 days prior to closing to ensure the property's satisfactory condition and completion of any negotiated repairs.  I perform a final check with the lender and escrow agent to cover any last minute details or requirements.  The settlement statement (HUD-1) is reviewed for accuracy and appropriate charges.  I accompany you to the closing, with the lender, to ensure the closing is completed without issue.

 

v     Remain your REALTOR®.

      Once the transaction is closed, I'm still your REALTOR® for as long as you need me.  Questions can arise about home protection plans, current and future equity, market conditions, refinancing options, documentation for tax season, copies of your file ~ any number of things.  And, when you're ready to sell and buy again, I'm still here.
