v     With the seller, I analyze each property to make sure it is market-ready and has no deferred maintenance issues.

v     You’ll receive assistance, if necessary, in staging particularly if it is vacant, so your property will present it's best to all who view it.

v     If the property is occupied, care is given to present the home in showing condition for Buyers at all times.

 

Other marketing strategies and activities include . . . 

v     Preparation of an individual web page for your unique property, designed to market your property to the growing segment of the public (over 74%) searching online for their home (i.e., www.123YourStreet.com).

v     A full-color, professionally-designed flyer with interior and exterior photos and detailed information about the property’s features and amenities.

v     Business card-sized marketing pieces are available for Sellers who want to actively participate in informing the public about their property for sale.

v     Placement of a personalized “For Sale” sign on the property.  My direct number is always displayed to facilitate handling of inquiries.

v     Installation of an electronic lockbox to facilitate and track previews and showings.

v     In addition to the yard sign, a brochure box is provided (if appropriate and feasible) containing an informational flyer with photographs, as well as my phone number and website address for viewing additional photos.

v     Entry of your property listing in the MARIS MLS listing system where it will appear with digital photographs, a description of your property, and showing instructions.

v     Entry of your property listing on my personal website, www.DonaJColeman.com, as well as www.Realtor.com, www.Craigslist.com, and a number of exposure engines:

v     Devise, design, and implement targeted marketing, updated as necessary.  This includes 650+ email contacts, your neighbors, and other interested parties.  This marketing includes a minimum of 100 postcards with color photos of your property, as well as details of your home.

v     Inform sales associates in the area of your home highlighting its special features.

v     Utilization of the most effective media to advertise your property.  This may include the Cable Real Estate Shows, St. Louis Post-Dispatch, The WestEnd Word, The Riverfront Times, The Ladue News, and other available mass media.

v     Schedule and hold open houses for Sellers who want them.  These will typically be advertised and open from 2 - 4 PM on Sunday, with an occasional strategic Saturday Open House.

v     Monitoring of all calls received by Buyers on your listing to promote the benefits and assets of your property.

v     All showings are scheduled through Centralized Showing Services.  Follow up and feedback requests to all showing agents are generated automatically.  Sellers can check the status of showings of their property on-line using an individualized log-in.  Other options are available to keep the property owner informed regarding showing activities, i.e., e-mail and/or mobile text messaging.
